Peace of mind is what you have when you successfully close an account knowing you delivered your client a thorougly maintained and clean property.
They've been in search of a place of residence for years. Many have toured twenty or more homes or aparments by the time they meet you. They've seen the patched-up homes, the unfinished fixer-uppers, and more importantly, the moldy, toxic, unsafe breathing hazards that others have tried to push off on them.
At this point you are looked at by them as a person that could care less about their family. They now see you as a lessor/rentor who just wants to lock them in and get paid no matter how. This presumed mentality only damages your reputation.
There are a ton of projects to repair before selling or renting a property. So hear this and hear this clearly... the first thing a potential client notice is the smell of a property when you open the door. They smell the cover up. They know there was an attempt to disinfect the property that didnt work. So now they feel the problem has to be more severe because you couldn't eradicate it. We hear and see this everytime we go to properties to provide disinfecting maintenance.
